Fabric² Apartments

LCO Onehunga set out to add residential density close to the Onehunga town centre and transport links. The site at 11 Springs Street carries 118 apartments across two buildings of six levels each.

Both buildings sit over an elevated podium, with landscaped areas providing shared open space at podium level rather than at ground. That arrangement lifts residential amenity above the street and allows the site to hold a higher apartment count without losing communal space.

At $64 million, this is one of the larger multi unit residential projects in the programme. It was completed in March 2026.
