Metlifecare Somervale Stage 1

Metlifecare needed the first stage of its Somervale village delivered inside a working retirement community. The building covers 5,833 square metres and was completed over 24 months.

The structure is mass timber, using cross laminated timber to cut the carbon footprint and shorten build times. Prefabricated bathroom pods, a first for the Bay of Plenty, further streamlined delivery. Early contractor involvement and BIM modelling drove cost savings and efficient installation. The building achieved the region's first 7 Homestar built rating.

Working around 65 residents shaped every decision on site. More than 1,200 workers were inducted and over 200 crane lifts carried out while people carried on living metres away. Weekly updates, resident walkthroughs and hoarding windows to view progress kept the village community informed. Tight timeframes, budget constraints and new technology were handled through sequencing and value engineering, and the stage was delivered on time.
